Calling FSBOs and expireds all day
Warren is a team lead in Texas. When he came to us, he was in his first full year in business.
He got his business by calling for sale by owners and expired listings, all day long. He knew it was not sustainable.
He was also losing 50%+ of his commissions to his team, Zillow and Realtor.com.
Nervous about letting go of the phones
Warren was nervous about letting go of the reins. He had tried delegating before, and nobody did the job as well as he would have.
He also knew he could build it himself: run his own ads and hire his own ISA team. That might have saved some money, but it would have cost him time.
Marketing, calls and follow up handled by our team
Before we launched, Warren looked at our back end: speed to lead, pick-up rate, appointment booking rates and daily ad split tests.
The plan was that we would handle the marketing, the phone calls and the follow up. Warren would meet face to face with buyers and sellers every day.
Ads ran from his own ad account, so the system belonged to him. Our in-house sales team called every lead. Each one was qualified on 6 points: budget, timeframe, motivation, financial status, search criteria, and not already working with another agent. Only the buyers and sellers who met all 6 were transferred to him live on the phone. If a transfer missed one of the 6, we replaced it free. Every call was recorded.
Two appointments in week one
In the first week, Warren had 2 appointments booked from live transfers. He wrote to us: "Booked two appointments so far with the leads. Had one already yesterday! Have another this Saturday."
On his first check-in call with our team, our rep told him his cost per lead was $4.33. We had generated 109 leads in total, and five had been live transferred to him. Warren said he booked an appointment with every single person who was transferred to him. One of them was an $800,000 cash buyer.
“With me not doing anything, I've been booking... one or two appointments a day.”
Warren, on his first check-in call
Within a couple of weeks of launch, appointments were going on his calendar daily. In the first month, he had almost a dozen deals in his pipeline.
After his first referral meeting, he passed along what the client told him: "He said he appreciated me being so persistent, or he would not have met with me. This feels good, guys!"
The receipts
Pulled from our internal wins channel and client messages. Client names redacted.6 deals under contract and a growing team
Warren had $16,500 in GCI in his first 29 days.
About 3 months in, he signed a buyer broker agreement with an $800,000 buyer, projected at $24,000 in GCI. Within the same week, he had 6 deals under contract scheduled to close that month. He was booking appointments every day and was looking at hiring new agents to help him scale.
“I can't wait to make more to invest more into it. I'm really excited.”
Warren, on his first check-in call
In about 4 and a half months, we delivered 46 live transfers to him, 21 of them in his first 90 days. He scaled to five deals per month and launched his own team.
