The question of how much real estate leads cost does not have a single answer, and anyone who gives you one without more context is oversimplifying. The cost varies by source, by market, by the quality of the lead, and by how you are measuring the cost.

This breakdown covers the major lead sources, what agents across the country are actually reporting spending, and how to think about the cost in terms of what actually matters: cost per closed transaction.

How to Think About Lead Costs Correctly

Most agents think about lead generation cost at the wrong level. They focus on cost per lead, which is the most visible number. They should be focused on cost per closed transaction.

Cost per lead tells you what you are paying to get a name and phone number into your CRM. Cost per closed transaction tells you what you are actually paying to produce revenue. The relationship between those two numbers depends entirely on your conversion rate, which depends on your follow-up system, your market, and the quality of the lead source.

A $15 Facebook lead that converts at 0.5% over six months costs $3,000 per closed transaction. A $50 Zillow lead that converts at 3% costs $1,667 per closed transaction. The Zillow lead is more expensive per lead but cheaper per transaction in this example.

The agents who manage their lead generation budgets intelligently track cost per transaction, not cost per lead. Everything else is intermediate data.

Zillow Premier Agent

Zillow Premier Agent pricing varies by market and by the level of competition in each zip code. Agents commonly report costs ranging from $20 to $60 per lead in typical suburban markets. In high-demand coastal and urban markets, the cost can be higher.

Because Zillow leads are often shared among multiple agents in the same zip code, the effective cost per lead is higher than the nominal number suggests. If you are paying $40 for a lead that two other agents also received, and you win roughly a third of those leads through speed of response, your effective cost per lead is $120 before conversion.

The conversion rate for Zillow leads reported by agents varies widely: anywhere from one percent to five percent depending on follow-up consistency, market conditions, and how aggressively they are working the leads. A dedicated team or ISA operation on Zillow leads can push conversion rates toward the higher end of that range.

Facebook and Instagram Ads (Meta)

The cost per lead from Facebook and Instagram campaigns for real estate varies significantly based on targeting, offer, and market. A home valuation campaign in a mid-tier suburban market might produce leads at $10 to $25 each. A highly targeted campaign in a competitive urban market might cost $25 to $50 per lead.

These are figures from well-managed campaigns. Poorly optimized campaigns can produce leads at $50 to $100+ per lead or produce high volume at very low cost that converts at a negligible rate.

The conversion timeline is longer for Facebook leads than for Zillow or search leads. These are typically earlier-stage leads that require more follow-up over a longer period. A realistic conversion rate for Facebook leads with a good follow-up system is one to three percent over a six-month window.

Typical monthly ad spend for an agent running a Meta campaign: $500 to $3,000. Agents working with a full-service marketing company that includes the ISA follow-up will typically have a higher total spend that includes both the ad budget and the service fee.

Google Pay-Per-Click

Google search advertising for real estate has high cost per click in most markets. Competitive terms like "real estate agent in [city]" can cost $5 to $20 per click. Converting visitors to leads requires a well-designed landing page, and the form fill rate from search traffic to real estate pages typically falls between two and ten percent.

If you are paying $10 per click and converting at five percent, that is $200 per lead. The good news is that Google search leads represent higher intent than social media leads. The person was actively searching for something related to real estate. The conversion rate from lead to transaction tends to be higher.

For agents who focus on specific long-tail searches with less competition, the economics can improve significantly. Less competitive keywords may cost $2 to $5 per click and attract a more specific, higher-intent audience.

Realtor.com Connections Plus

Realtor.com's lead product is structured similarly to Zillow, with agents paying for leads generated from their platform's audience. Pricing varies by market and lead type. Some agents report lower cost per lead from Realtor.com than Zillow in certain markets; others find the opposite.

Lead quality from Realtor.com is generally comparable to Zillow for buyer leads. Listing leads can vary more significantly by market.

Geographic Farming (Direct Mail)

Direct mail farming costs vary based on the size of the farm area, the frequency of contact, and the quality of the pieces being sent. A small farm of 500 homes receiving four pieces per year typically costs $600 to $1,200 per year in printing and postage, or $50 to $100 per month.

A meaningful farm of 1,500 to 2,000 homes with more frequent contact might run $3,000 to $6,000 per year.

The conversion math for farming is different from paid leads because the pipeline takes longer to develop and the value is cumulative. You are building recognition over time, not generating individual contacts. The agents who have been farming the same area for three years get listings from it. New farmers in the first year are mostly investing in future returns.

Referrals and SOI

This is the one lead source where the cost per lead is essentially zero. The only investment is in the relationship maintenance that makes referrals more likely: staying in contact with past clients, being genuinely helpful to people in your network, and making it easy and natural for people to recommend you.

The conversion rate on referred leads is the highest of any source. The average cost per closed transaction from a referral network is minimal.

This does not mean referrals are free. The time invested in sphere management and relationship maintenance has real value. But compared to any paid source, the economics are favorable.

Putting a Budget Together

A realistic monthly lead generation budget for an agent in growth mode:

If you are primarily using paid digital advertising, plan for $1,000 to $3,000 in ad spend plus any service fees if working with a provider who handles the ads and follow-up for you.

If you are supplementing paid ads with farming, add $200 to $500 per month for direct mail to a defined geographic area.

If you are investing in content or video, add the time cost of production (or a modest amount for outsourcing help).

Total for an agent with a growing pipeline actively investing in lead generation: $1,500 to $5,000 per month across all sources, with the majority going toward whatever source is producing the lowest cost per transaction in their specific market.

The number that matters at the end of the analysis is cost per closed deal, not total spend. An agent spending $4,000 per month and generating four transactions from that spend is at $1,000 cost per transaction. An agent spending $1,500 per month and generating one transaction is at $1,500 per transaction. The first agent is doing more with more.
